Effective Direct Marketing For Real Estate Investing

Your prospects can only read your marketing materials only if they open them.  And to get opened, it must get noticed!
If your mail piece just blends in with the rest,  nobody will notice it, and it will go to the trash with the rest.

So how do you make your marketing pieces stick out?

1)    Letters
When sending letters, you can make sure it sticks out by

a)    Colored envelops
An envelop that is not white always sticks out.  In my testing I have found that the old style "air mail" envelops with white and blue stripes on the edge seems to have more effect.  Unfortunately these seem to be just for overseas mail and are not easily available.

Yellow envelops seem to be quite effective especially because they are quite noticeable.    I get them cheaply from a local store.  In order to make sure my letter sticks out, I always use a sticker instead of printing directly on the envelop.

I use a huge, over-sized  luminiscent green sticker printed in custom hand-writing fonts.   These fonts are freely available on the internet.

 I prefer envelops that are non-traditional, and that stick out.

 in my real estate investing business, I send out 100-200 targeted letters.  It takes me less than 1 hour to complete everything - print the letter and stickers and insert letters into envelops using my equipment.

 I employ cheap labor to stick stamps and stickers.

b)     Whatever medium you use, you must be sympathetic, not aggressive.   Motivated sellers will respond to you because you look more real and less aggressive.

Remember motivated sellers are distressed and need to be treated with sympathy.  If your letter connects with this, your mail piece will be a winner.

2)    Post cards
 The post cards you send also need to be brightly colored. I always prefer yellow or bright red post cards.

 I use glossy post cards in my real estate investing business.  I always use a sticker with a different screaming color that is hard to ignore.

I like a bright red or green luminescent sticker.  Yes, over-sized stickers are the best.

 Post card messages are always short, direct and all-inclusive.  The less words you use, the more likely it is to be read.

A cluttered post card with too many words is likely to get ignored.

3)     Follow-up
One of the most important things in direct marketing is to send more than one mail piece.  In my real estate investing business, I send two mail pieces spaced 30 days apart.

 You can get as much as twice the response when you follow up.
